Agents and property managers need cleaners who answer quickly, turn up when a listing goes live, and send proof the owner can see. They also need someone who understands that a vacant office looks worse every week it sits empty: dust settles, a dead moth collects on the sill, and the carpet shows every footprint from the last inspection.

What real estate cleaning do Melbourne agencies book?

Melbourne agencies book three kinds of real estate cleaning from us: regular cleaning of their own shopfront office, a one-off clean of a vacant commercial listing before photos or inspections, and routine upkeep visits while a listing stays empty. Each has its own scope, price and booking pattern.

Listing preparation clean

A full clean of an empty office or suite so the photographer and the first inspection see it at its best. Carpets, glass, kitchens and bathrooms, finished the day before the shoot.

  • Timed to the photo booking
  • Carpets and glass included
  • Photo report for the owner

Vacancy upkeep visits

A short visit every week or fortnight while a listing sits empty: dust, floors, sills, a check of the bathrooms and a note of anything the owner should know about, such as a leak.

  • Weekly or fortnightly
  • Condition notes sent to you
  • Stops the day it leases

Agency accounts

How does booking work on an agency account?

Booking on an agency account takes one email. Any property manager in your office sends the address, the job type and the date it must be ready; we confirm within two business hours, collect keys, clean, and send a photo report, with the invoice going wherever the agency tells us.

  1. Request

Address, job type, ready-by date and how we get in.

  2. Confirm

Price and time back to you within two business hours.

  3. Keys

Collected from your office or a lockbox, signed out and back.

  4. Clean and report

Photos of every room, plus notes on anything needing repair.

  5. Invoice

To the agency or straight to the owner, as you prefer.

Each property manager can book directly; they do not need to go through a single person in your office. We keep a list of your managers, your preferred invoice routing and any standing instructions, such as leaving a card for the owner or turning the air-conditioning off on the way out.

The photo report is written for owners who may never visit. It shows each room after the clean and lists anything we noticed that is not ours to fix, such as a dripping tap, a stained ceiling tile or a failed downlight, so you can raise it before the next inspection instead of after.

Empty listings

What does a vacancy upkeep visit check?

A vacancy upkeep visit keeps an empty listing ready for any inspection at short notice and gives the owner an extra set of eyes on the property. The crew dusts and vacuums, runs the taps and flushes the toilets, and reports anything that has changed since the last visit.

  • Dust sills, benches and ledges
  • Vacuum and spot-mop floors
  • Remove insects from light fittings
  • Run taps and flush toilets
  • Check for leaks and water stains
  • Clear junk mail from the entry
  • Confirm locks and windows are secure
  • Photograph the main rooms

Running water through unused drains stops traps drying out and letting sewer smells into the space, which is one of the most common complaints on a first inspection after a long vacancy. Our crews also check in with a supervisor when they arrive at and leave an empty building, a routine taken from the lone-work and slip hazards WorkSafe Victoria highlights for cleaners.

Sample condition note

Suite 3, visit 4. Dusted and vacuumed throughout, taps run, toilets flushed. Water stain on ceiling tile above the kitchen has grown since last visit; photo attached. Front door closer is slow to latch. No mail. Property locked and alarmed at 4:40 pm.

Notes like this go to the property manager the same day, so repairs can be arranged before the next inspection rather than after an applicant points them out.

How often to visit

Weekly suits listings with regular inspections booked, ground-floor suites where street dust blows in, and buildings with active trades nearby. Fortnightly is enough for an upper-floor suite in a quiet building. Either way, the visits stop the week the lease is signed, with no notice period to serve.

Scope

What is included in a listing preparation clean?

A listing preparation clean covers the whole empty space: glass and sills, skirting and doors, kitchen and bathrooms in detail, light fittings, carpets extracted or hard floors scrubbed, and the entry the buyer or tenant sees first. Our standard office scope sets the base, and vacant properties get the extra detail.

  • Glass, frames and sillsInside glass throughout, ground-floor windows outside, tracks and sills cleared of dust and insects.
  • FloorsCarpet extraction or hard floor scrub, because floors are what photos show most.
  • Kitchen and bathroomsInside cupboards, appliances left in place, fixtures descaled and polished.
  • Lights and ventsDiffusers and grilles wiped so ceilings do not look grey in wide shots.

Every area follows the task lists in what's included in office cleaning. For an agency's own office, the scope is the same as any small office program, with the shopfront glass and client area moved to the top of the list.

Pre-sale and pre-lease cleans differ a little. A sale listing is judged on photos and first impressions, so glass, lighting and floors come first. A lease listing is judged by a tenant who will imagine working there, so kitchens, bathrooms and the air-conditioning grilles get extra time. Tell us which it is when you book, and the scope follows.

Timing and prices

How quickly can you clean, and what do real estate cleaning prices look like?

Most listing cleans can be done within two to five business days of the request, and agency offices start on a regular schedule within a week. Agency office visits are priced like any small office, from $90; listing and vacancy cleans are fixed per job after photos or a quick look.

JobUsual noticeHow it is pricedWhat you receive

Listing preparationTwo to five business daysFixed per jobRoom-by-room photo report
Vacancy upkeepFirst visit within a weekPer visit, weekly or fortnightlyCondition notes each visit
Urgent pre-inspectionNext business day where possibleFixed per job, stated upfrontPhotos before the inspection

Agency accounts pay the same rates whether one manager books twice a year or ten managers book every week. There is no monthly fee for having an account, no minimum spend and no lock-in. Prices are set per job and confirmed in writing before we start, so you can pass them to the owner with confidence.

For how per-visit office prices are built, the same bands that apply to your own office, see our office cleaning price guide. Listing cleans follow the logic of an end of lease clean: size matters, but carpets, kitchens and how long the space has been empty matter more.

A note on residential properties. Our crews, equipment and insurance are set up for commercial premises, and that is where we are strongest. If your rent roll also needs residential bond cleans, ask us: we will tell you plainly whether we can do a good job in that suburb, rather than take work we are not set up for.

Get started

How does an agency open an account?

Send your agency name, the managers who will book, and where invoices should go. We set the account up the same day, and your first job can be booked straight away. If you want to try us first, book one listing clean with no account at all.

  1. Tell us who books. Managers' names and email addresses, plus any standing instructions.
  2. Choose invoice routing. To the agency, to each owner, or by property.
  3. Send the first job. Address, job type and ready-by date.

Questions

What do agents ask before they book?

Quick answers for principals and property managers. Our wider work across the city is on the Melbourne office cleaning home page.

How much does real estate cleaning cost?
An agency's own office is priced per visit like any small office, from $90 including GST. Listing preparation and urgent pre-inspection cleans are fixed per job after a few photos or a short visit, because the condition of an empty space varies so much. Every price is confirmed in writing before we begin.
How soon can you clean a new listing?
Allow two to five business days from booking for a listing clean, and we will aim to finish the day before the photographer arrives. Urgent jobs before an inspection can often be handled the next business day. Tell us the ready-by date when you book and we will say straight away whether we can meet it.
Does an agency account lock us into a contract?
No. An agency account is simply a record of who can book and where invoices go. There is no fee, no minimum number of jobs and no term. Your own office cleaning, if you add it, runs month to month and can be changed or stopped with 14 days' notice.
Can the owner be invoiced directly?
Yes. Many agencies prefer that cleaning costs go straight to the landlord, with the manager copied in. Tell us the owner's billing details when you book, or set it as the default for a property, and the invoice arrives with the photo report attached so the owner sees exactly what they paid for.
