Choose
Which office cleaning service do you need?
Most workplaces need one of our office cleaning services on a set schedule and another one now and then. Pick the situation closest to yours and the matching service appears. If two fit, that is normal: a regular program plus a yearly deep clean is the mix we set up most often.
"People use the office every weekday and it needs looking after on a schedule."
You need
Regular office cleaning
Between one and five visits each week from the same crew. Everyday rooms every time, lower-traffic jobs rotated so each is done weekly.
Jump to regular programs"We lease space in a larger building with shared lifts, a dock and a building manager."
You need
Commercial office cleaning
Cleaning that follows the building's induction, access and waste rules, with shared foyers quotable separately for the owner or agent.
Jump to commercial offices"We occupy several floors, or well over 500 square metres, and need one standard across all of it."
You need
Corporate office cleaning
Zoned crews working to a service level agreement, one account manager as your contact, and results reviewed with you each month.
Jump to corporate offices"There are a handful of us in one or two rooms with a kitchenette and a bathroom."
You need
Small office cleaning
One cleaner, weekly or fortnightly, priced from $90 a visit with nothing locked in.
Jump to small offices"Carpets look grey, the vents are dusty and nobody remembers the last proper clean."
You need
Office deep cleaning
A one-off reset overnight or on a weekend: carpets extracted, high fittings dusted, kitchen degreased.
Jump to deep cleaning"The lease ends soon and the premises have to be handed back clean."
You need
End of lease office cleaning
A clean of the empty space, shaped around your make-good clause and finished with dated photos for the landlord.

What does a regular office cleaning program cover?
A regular program is a set weekly schedule of one to five visits carried out by the same people. Each visit handles the rooms staff use daily, while quieter jobs rotate across the week so every one of them is done at least weekly.
Most programs start once the office empties in the evening, which keeps vacuums away from phone calls. Buildings that lock down overnight get an early slot that wraps up before 7 am. Visit numbers usually track headcount: small teams get by on one or two, while offices past about thirty people tend to need a nightly clean because kitchens and bathrooms fill quickly.
- Desks, phones and keyboards wiped
- Kitchen benches, sink and dishwasher
- Bathrooms sanitised and restocked
- Bins emptied and relined
- Floors vacuumed and mopped
- Dusting and glass on rotation

How is commercial office cleaning different?
Commercial office cleaning is office cleaning inside a building someone else manages. The tasks look similar, but the rules change: contractor induction, swipe access, fixed loading and waste times, and a building manager who wants our paperwork before we start.
Each cleaner completes the building's induction and the same names stay on its access list, so security is never chasing unfamiliar faces. Rubbish goes where the building says, when it says, and our crews work to the hazard controls WorkSafe Victoria sets out for the cleaning industry, from wet-floor signs to trolleys for heavy bins. Owners and managing agents can also book us for lift lobbies, shared bathrooms and entry foyers under a separate scope, billed to them rather than to tenants.
- Building induction completed
- Access cards and keys held securely
- Waste to the building's bins
- Common areas on a separate scope

What do corporate and multi-floor offices need?
Corporate and multi-floor offices need the same result on level 2 as on level 9. We divide the floor plate into zones, give each zone a fixed crew, and report against a service level agreement instead of a generic checklist.
A named account manager is your single contact and meets you monthly to go over audit results, complaints and anything coming up, such as a new team moving in or a floor being refitted. Faults raised during the working day get a same-day response. Firms with offices in more than one suburb can put every site under one agreement with one monthly invoice.
- Service level agreement
- Named account manager
- Monthly review meeting
- Same-day fault response
- Zoned, fixed crews
- Multi-site contracts

Is there a cleaning service built for small offices?
Yes. Small office cleaning is set up for suites under about 100 square metres, where one cleaner visiting weekly or fortnightly is enough. Prices start at $90 a visit with GST included, and there is no minimum term.
A small office gets the same paperwork as a tower floor: its own written scope, a completion report every time, and the right to change anything on 14 days' notice. What changes is the visit. One person, one to two hours, focused on what wears first in a small space: the kitchenette, the single bathroom and the entry your clients walk through.
- One regular cleaner
- Weekly or fortnightly
- Kitchenette and bathroom focus
- No minimum term

When does an office need a deep clean?
An office needs a deep clean when regular visits can no longer reach the dirt: walkway carpet gone grey, dust on vents and light fittings, grime behind the fridge and microwave. For most offices that point arrives once or twice a year.
Other sensible times are before an audit or an important client visit, after a renovation, ahead of staff returning from a long break, or once an illness has worked through the team. The job runs overnight or across a weekend. Disinfectants we use are TGA-listed, and every chemical arrives with its safety data sheet.
- Carpet hot water extraction
- Vents and light fittings dusted
- Appliances degreased inside
- Upholstered chairs cleaned
- Touch points disinfected
- Hard floors machine scrubbed

What does an end of lease office clean cover?
An end of lease office clean returns an empty tenancy to the condition your lease asks for. It reaches every surface from ceiling vents to skirting, inside joinery and appliances, plus the marks furniture leaves, with dated photos for the landlord.
We read the make-good clause with you first, because leases differ on carpets, window tracks and exhaust fans. The clean is timed after the removalists and before the final inspection. If the agent's walk-through flags anything inside our scope, we come back and fix it free. Booking two weeks ahead gives you the widest choice of dates.
- Built around your make-good clause
- After removalists, before inspection
- Dated photo record
- Free return if the agent flags an item
Planning
How do the services fit together over a year?
Most offices pair one ongoing program with one or two one-off jobs a year. Regular visits keep daily wear under control, a deep clean resets what they cannot reach, and add-ons like carpet or window cleaning slot in when they fall due.
Sample year for a 40-desk office. Your months follow your lease, your busy seasons and how fast the carpets wear.
Booking the one-off work through the crew that already cleans for you pays off. They know the alarm, the storeroom and which carpet stains first, so a deep clean starts at full speed instead of with a tour.
It also keeps everything on one invoice and one agreement. When the office changes, whether that means a refit, a new floor or a move, we adjust the plan rather than starting a new contract.
Quote
How do I get a quote for office cleaning services?
Send your floor area, suburb and the service you think fits, and a guide price comes back within two business hours. A free walk-through then turns it into a fixed quote. Unsure which service suits you? Say so and we will recommend one.
- Tell us about the office. Floor area or desk count, suburb and the days that suit.
- Walk-through. Twenty to thirty minutes on site, or photos for managed buildings.
- Fixed quote in writing. The price per visit or per job, the scope and a start date.
