After hours, dry by morning

Office Carpet Cleaning

Office carpet cleaning for Melbourne workplaces, done after hours with hot water extraction or a low-moisture method so floors are dry before staff arrive. Traffic lanes, spot stains and fabric office chairs are handled in the same visit. It adds to the regular vacuuming set out in our standard office cleaning scope.

Office carpet takes a beating that home carpet never sees: hundreds of footsteps a day along the same lanes, chair castors grinding in one spot for eight hours, coffee spilled at the same desk every other week. Vacuuming lifts loose dust, but it cannot reach the grit worked down into the pile or the oily film that turns walkways grey. That is the job carpet cleaning does.

What does office carpet cleaning involve?

Office carpet cleaning involves a thorough pre-vacuum, treatment of stains and heavy traffic lanes, then a deep clean with hot water extraction or a low-moisture method, followed by grooming and a drying plan. Furniture is moved where it is safe to do so and put back exactly where it was.

Most jobs follow the same order. We photograph desk layouts first, lift light chairs and bins off the floor, and vacuum slowly with a commercial machine to pull out dry soil, which is most of what makes carpet look dirty. Stains are then treated individually with the right product for coffee, ink, grease or rust, because a single all-purpose spray can set some stains for good.

Traffic lanes, the paths between the lifts, kitchen and desks, get a pre-spray and extra passes. Only then does the main clean start. When we finish, the pile is groomed so it dries evenly, air movers are placed where needed, and the office is left with the air-conditioning running if the building allows.

Method

Which carpet cleaning method suits an office?

Most offices do best with an extraction clean every six to twelve months and a low-moisture method in between. Extraction removes the most soil but needs longer to dry; low-moisture cleaning dries in an hour or two and keeps traffic lanes looking even between deep cleans. Spot cleaning handles spills as they happen.

Deepest clean

Hot water extraction

Often called steam cleaning. Hot water and a cleaning solution are sprayed into the pile and pulled straight back out with strong suction, taking dissolved soil with it.

Annual or twice-yearly deep cleans

Low-moisture encapsulation

A small amount of solution is worked in with a rotary machine; it dries around the loosened soil, which the next vacuum lifts out. Very little water goes into the carpet.

Spot and stain cleaning

Individual spills treated with a product matched to the stain, then rinsed and blotted until the fibres feel clean rather than tacky.

Commercial carpet tiles, which most Melbourne offices now have, respond well to both main methods, but they punish too much water: tiles can lift at the edges or leave tide marks if they are soaked. Our operators keep extraction passes fast and use low-moisture cleaning wherever a tile carpet is already in fair condition.

Every product we use has a current safety data sheet, left on site so your team can check it, in line with WorkSafe Victoria's guidance on safety data sheets. Solutions are low-residue and rinsed properly, since leftover detergent is what makes a freshly cleaned carpet soil again within weeks.

How often

How often should office carpets be cleaned?

Office carpets should be deep cleaned every six to twelve months, with busy lanes and entries cleaned every three months. The fastest way to decide is by zone rather than by room: the doorway into the kitchen wears out long before the carpet under a corner desk does.

ENTRYKITCHEN
Sample floor. Red lanes and entries get cleaned most often; green desk pods least.
  • Entries and main lanes, every three monthsThe path from the door, lifts and kitchen carries most of the grit. Cleaning it quarterly stops the grey track that makes an entire floor look old.
  • Kitchen edges and meeting rooms, every six monthsFood and coffee spills plus heavy chair use. A twice-yearly clean with spot treatment in between keeps them even.
  • Desk areas and quiet offices, every twelve monthsLower traffic, mostly chair wear. An annual extraction, often during the summer shutdown, is usually enough.
  • Whole floor, before a move or auditA full extraction when you move in, move out or expect visitors who will judge the space.

Many commercial carpet warranties ask for professional cleaning at set intervals, so it is worth checking yours before you decide. A zoned plan usually costs less over a year than cleaning the whole floor on the same schedule, and it keeps the carpet looking consistent. The larger resets fit naturally into an office deep clean, when high dusting and upholstery are done in the same visit.

Stains

Which office carpet stains come out, and which stay?

Most everyday office stains come out if they are treated with the right product: coffee, tea, soft drink, food and most ink. Some leave a shadow, and a few cannot be reversed because the dye in the carpet itself has changed. We tell you which is which before we start, so the result is not a surprise.

StainUsual resultWhy
Coffee and teaUsually removedTannins lift with a matched spotter, faster if the stain is recent
Soft drink and juiceUsually removedSugar rinses out; left too long it goes sticky and dark
Ballpoint and marker inkOften fadedDepends on the ink; solvent spotters work on most
Grease and oilOften fadedNeeds a degreaser first; old grease traps grit in the pile
Rust from furniture feetOften fadedA specific rust remover helps, but deep marks can remain
Bleach or chemical spotsPermanentThe dye is gone; only a patch or tile swap fixes it

With carpet tiles, a stain that will not move is not the end of the floor. Many offices keep spare tiles from the original fit-out; swapping a single tile near the kitchen usually looks better than any amount of scrubbing. If you do not know whether you have spares, check the storeroom or ask your fit-out company.

Chairs and upholstery

Can office chairs be cleaned at the same time?

Yes. Fabric office chairs, meeting chairs and lounges are cleaned in the same visit with an upholstery tool and the same low-residue approach, so seats dry in a few hours. Doing chairs with the carpet makes sense because the same spills, sweat and dust end up in both.

Task chairs

Seat and back extracted, arms and bases wiped, castors cleared of hair and fluff that stops them rolling.

Meeting and boardroom chairs

Fabric or mesh cleaned to match, with leather and vinyl wiped and conditioned rather than wetted.

Lounges and breakout seats

Cushions extracted, crumbs and coins vacuumed out, arm fronts spot cleaned where hands rest.

Quote

How do I get an office carpet cleaning quote?

Send your suburb, the rough carpet area, the carpet type if you know it, and the number of fabric chairs. Photos of the most worn patches make the price more accurate. We return a fixed price inside two business hours for most offices, or book a short look first for larger floors.

  1. Describe the floor. Area, carpet tiles or broadloom, and any stains that worry you.
  2. Pick a night. Friday evening or a weekend for extraction; any weeknight for low-moisture.
  3. Come back to a dry floor. With a short report of stains treated and any that would not shift.

Questions

What else do people ask about carpet cleaning?

Two questions come up before almost every carpet booking.

How often should office carpet be professionally cleaned?
Most office carpet needs a professional deep clean every six to twelve months, with entries and main walkways done every three months because they collect the most grit. Offices with food on desks or heavy client traffic may need the lanes done more often. Check your carpet warranty, as some set a minimum interval.
Does carpet cleaning cost extra on top of regular cleaning?
Yes, it is priced separately because it uses different machines, more time and a drying window. Regular visits cover vacuuming and spot treatment only. Clients on a regular program can have carpet cleaning scheduled into the year as a flat monthly amount, or book it as a one-off job with a fixed price.
Will the office smell after the carpet is cleaned?
There may be a faint damp smell for a few hours while the carpet dries, which clears once the air-conditioning has run. We use low-fragrance solutions, so there is no heavy perfume masking anything. If the office has an existing odour from spills, extraction usually removes the cause rather than covering it up.
